In South Carolina, the CL-100 Wood Infestation Report is good for 30 days from the date of inspection.
The purpose of the inspection is to check for:
- Visible evidence of active, or a previous infestation of subterranean termites or other wood-destroying insects (like powder post beetles or old house borers)
- Visible evidence of whether there has been prior subterranean termite treatment
- Presence or evidence of active wood-destroying fungi (which has a wood moisture content of 28% or above), or if there is the presence of wood-destroying fungi that is inactive (less than 28% wood moisture content) below the first main floor. Fungus will not grow if there isn’t enough moisture, so it is important to find the direct cause of the moisture and work to resolve the problem.
- Any visibly damaged wooden members below the first main floor of the home (columns, sills, joists, plates, door jambs, headers, exterior stairs, porches, or fungi damage below the first floor). If any damage is found, a description of the damage will be included on the report.
- A CL-100 report details visible infestation and damage caused by insects such as termites and beetles, and decay in accessible areas of the structure. The inspection for wood decay fungi is limited to the part of the structure below the level of the first main floor.
